                        <title>REPORTS: Sale of Massive 1K Fulton Building Imminent </title>

While the much-talked-about 1K Fulton development over in the rapidly developing Fulton Market neighborhood was only recently finished, the developer of the building, Chicago-based Sterling Bay, is already close to selling the mammoth project that’s helping re-define this particular part of the city. According to reports, California-based American Realty Advisors is poised to purchase 1K Fulton for a jaw-dropping $305 million, which should give Sterling Bay a sizable profit given the original Fulton Cold Storage building was purchased for a mere $12 million back in 2012. At 531,000 square feet, the deal would mean American Realty Advisors would pay $574 per foot for the fabulous new office building, which of course is now the home of the Chicago-based Google offices, SRAM, and Sandbox Industries. Since the completion of 1K Fulton, numerous projects have been popping up all over Fulton Market, ranging from hotels and retail space to plenty of additional office space that’s completely changing the landscape of the neighborhood, which not that long ago was dominated by meat packing warehouses and food wholesalers. Should the deal go down, only two deals in the history of commercial real estate in Chicago would outrank the sale in terms of price-per-square foot: the office tower at 300 N. Lasalle for $652 a foot and the office tower at 353 N. Clark for $604 a foot.

                        <title>New Renderings Released for Apartment Tower Coming to State and Huron </title>

Construction for the 26-story tower coming to State and Huron initially began with foundation work that has already been in progress since April. Aside from that, however, not much has been said about the new CA Venture project, at least compared to so many other upscale rental projects. Earlier this month, however, new details and renderings were released about the relatively mysterious project that has somehow flown under the radar in what’s been an extraordinarily busy time for the apartment market in downtown Chicago. Part of those details include a total unit count of 102 apartments, as well as the declaration of the building officially housing rental units despite some earlier chatter that the plan could call for condos. In addition, it’s also been established that the new tower will also include an assortment of luxury lifestyle amenities, including a full fitness center, outdoor grilling stations, and a sleek infinity edge swimming pool. Prices have yet to be release for the new State amp; Huron tower, but pre-leasing should begin sometime in 2017. For now, though, here’s a closer look at what you can expect the design to look like once finished:

Although Chicago’s River North neighborhood is already known for its plethora of steakhouses, it appears another one will be added to the already crowded line-up sometime next year. According to reports from Curbed and Crain’s Chicago Business, a new restaurant that’s being called Steak 48 will soon be coming to 615 N. Wabash, which will be the small Phoenix-based chain’s third location in the U.S. Inside, Steak 48 will feature an upscale contemporary ambiance with somewhat of an intimate and residential feel. In addition, the menu will be much like what’s offered at the Phoenix and Houston locations, with some dishes exclusively prepared for the Chicago location. Steaks will be sourced somewhat locally, coming from both Illinois and Wisconsin, and will be available in both small and regular sizes. The wine list will also be extensive, providing guests with 48 different options by the glass, 50 bottles on the regular list, and 200 bottles on the reserve list. Look for bottles to price anywhere from $60 to $5,000. And although the beverage selection at Steak 48 will primarily focus on wine, craft beer and craft cocktails will also be available as well. Development of the restaurant is reportedly costing owners $5 million, and the space is already under construction. Look for Steak 48 to make its Chicago debut sometime in the winter of 2017.

It seems like only yesterday that plans for the new residential expansion at Block 37 were announced, but here we are right at the peak of the summer season and Marquee at Block 37 has now made its official debut on the downtown apartment scene. Sitting atop the already existing mall structure, Marquee at Block 37 is easily the largest apartment tower to be built in The Loop in decades, housing a jaw-dropping 690 units over 34 total stories. The building’s sleek glass design is a product of renowned Chicago-based architectural firm Solomon Cordwell Buenz amp; Associates Inc, which has also designed The Legacy at Millennium Park, 500 N. Lake Shore Drive, and countless projects all over the country. Floor plans at Block 37 apartments range from studio to three-bedroom layouts, while interior finishes include stainless steel appliances, wide-plank hardwood flooring, chic European-style cabinetry, in-unit laundry, and floor-to-ceiling windows that provide spectacular views of the city. Look for studio apartments at Marquee at Block 37 to start around $1,900 with three-bedroom units reaching as high as $8,057.

After quite a few rounds of changes and design modifications, it appears a final version of 111 S. Peoria is finally on its way to becoming a reality. Now being called Illume, 111 S. Peoria will stand 9 stories high and apparently house 95 individual condo residences, which is quite the contract to the original plan of standing 13 stories high and housing 215 apartment residences. Unlike many super luxury condo and apartment projects that have come through the pipeline in recent months and years, 111 S. Peoria will actually offer an assortment of one-bedroom residences that start just under $200,000—a rare price point for new construction in Chicago, and especially in the West Loop. Early reports are detailing that many of these entry-level one-bedrooms will be rather cozy, offering just 558 square feet. Larger one-bedroom floor plans will offer between 872 and 915 square feet, but will typically price between $370,000 and $385,000. Two-bedroom/two-bathroom units at 111 S. Peoria will apparently start around $650,000, while three-bedroom/three-bathroom units will price somewhere around $950,000. There will also be 8 penthouse units available as well, which will cost anywhere from $1.85 million to $2.495 million. With so many different floor plans available, perhaps the best quality about the new condo building coming to 111 S. Peoria is all the different options it will provide to active buyers looking for a stylish new place over in Chicago’s West Loop.

Although street festivals, sporting events, concerts and any number of other major events will take place in Chicago all summer long, this weekend looks to be one of the more eventful on the calendar. Printer’s Row Lit Fest - 6/11-6/12; 10 AM-6 PM


Billed as the largest book fair in the midwest, swing through Chicago’s Printer’s Row neighborhood for an awesome musical and literary event unlike any other. Live performances, discussions, and authors from all over are all part of this year’s event.



RibFest - 6/10-6/12; Noon-10PM


One of the more popular street festivals of the summer, the Chicago RibFest is back once again up in North Center. Over 30 local vendors will be serving up the best BBQ in the city, and plenty of live music will be rockin’ all weekend long.



Chicago Blues Fest - 6/10-6/12; 11 AM-9:30PM


The world’s largest Blues festival is once again coming to Grant Park this weekend, which is not only one of the most attended music festivals to take place in the Windy City but also once of the coolest. If you’ve never been, make it a point to check it out this weekend.



The Copa America  


Head on over to Solider Field to check out a this historic soccer event, which will feature Argentina versus Panama on Friday night at 8:30 PM. This will be the first of three matches to happen in Chicago this summer.



America’s Cup Chicago - 6/10-6/12; 1:30 PM-3:30PM

For the first time ever, Chicago will be hosting the first stage of competition in the Louis Vuitton America’s Cup World Series, which will together the best sailors in the world to race 45-foot catamarans around a course outlined in Lake Michigan.                         <title>Intriguing Conceptual Study For the Infamous Chicago Spire Site Has Been Released</title>

Another day, another new plan has been proposed for Chicago’s infamous Chicago Spire site, located just off Lake Shore Drive near Navy Pier. This time, architectural firm Gensler has drawn up a pretty impressive plan that fully takes advantage of the premium lakefront location, which is what seems to be raising eyebrows the most. The concept is called Gateway Tower and not only is it a mega-tall high-rise that would re-define Chicago’s already spectacular skyline, but it would also add yet another highly-visited tourist attraction to downtown Chicago’s well-documented list of things to do when in town. Unlike the original Spire design, which included condominium residences only, the focus of Gateway Tower would actually be more the building’s versatility, which would include both hotel space and a state-of-the-art new sky deck that would no doubt offer some of the most unique and breathtaking views of the city and lake of any high-rise in the city. Along with that, Gateway Tower would also engage the underused DuSable Park on the opposite side of Lake Shore Drive by directly connecting the building to the park via a stilt-like addition that would transport people across Lake Shore Drive over to the park space below. According to a study done by Gensler, the observatory atop New York’s famous Empire State Building actually brings in more revenue than all of its commercial tenants combined, which is exactly the model Gateway Tower would follow should the project come to fruition. The AON Center over in the New Eastside, which currently acts as the Windy City’s third tallest building, is also considering adding an observatory because of this kind of revenue potential, so at the very least the idea is certainly rather intriguing. As of now, Gensler’s Gateway Tower is nothing more than a conceptual study, however, the international firm certainly has experience in designing actual mega-tall high-rises, with perhaps its signature project being the Shanghai Tower, which stands 2,073 feet tall. The Spire site at 400 N. Lake Shore Drive is still controlled by Related Midwest, which acquired the property back in 2015.

                        <title>Oprahs Harpo Studios Soon to be New McDonalds Corporate Headquarters </title>

According to multiple reports, it appears McDonald’s, the world’s largest fast food chain, is finally making its way to downtown Chicago. Crain’s Chicago initially broke the story late last week and to the surprise of some, the Oak Brook-based company will soon be making plans to move its corporate campus to the Harpo Studios site in the West Loop, where developer Sterling Bay plans to develop a brand new campus. Famed Chicago native Oprah Winfrey originally sold the Harpo Studios building to Sterling Bay back in 2014 for $32 million, which aside from being the location where the Oprah Winfrey and numerous other TV productions were filmed, also helped transform the West Loop neighborhood into what it is today. Prior to the announcement, McDonald’s flirted with moving to One Prudential Plaza in downtown Chicago last year, only to later back out of what some assumed was a done deal. Harpo Studios officially closed back in December of 2015 and has been vacant ever since, so if the McDonald’s deal does in fact happen, look for demolition to begin sooner rather than later.
