        <title>New Luxury Condos Coming Soon To 1447 N. Dearborn St.  Updated September 1 - 50 Sold</title>

A new era is dawning for a long-dormant landmark in Chicago's Gold Coast. Altitude Capital Partners, a local development firm, has purchased the historically significant yet long-vacant building at 1447 North Dearborn Parkway for $10 million. Their ambitious plan: to reimagine the site as a collection of exclusive luxury condominiums, according to The Real Deal.


The four-story, 45,000-square-foot structure, dating back to 1901, carries a compelling history. Originally &quot;The Dearborn&quot; Manor, a 50-room long-term-stay hotel, it later transitioned into a 27-unit condominium. Unfortunately, a partial collapse during a 2010 condo conversion brought its occupancy to an abrupt halt, and it has remained vacant ever since.


This extended period of vacancy led locals to dub the property the &quot;phantom building,&quot; a silent fixture in the otherwise bustling Gold Coast. Attempts to contact the previous owner, real estate investor John Brown, who had ties to firms like Belden Properties and held the property for roughly three decades, were reportedly unsuccessful.


Altitude Capital is now poised to transform the enigmatic structure into eight high-end condominiums, ranging in size from 2,500 to 5,500 square feet. The development will emphasize sophisticated finishes and modern designs, catering to discerning buyers seeking luxurious downsizing options within the sought-after Gold Coast. The plans include both single-level and duplex units, along with 18 indoor parking spaces that will be offered with the residences, with market listings expected by mid-2026.


Brian Dohmen, Managing Partner at Altitude Capital, expressed a personal connection to the project. &quot;I walked my dog past it many times,&quot; he noted, underscoring the building's prominent, albeit vacant, presence in his daily life as a neighborhood resident.  The acquisition of the &quot;phantom building&quot; signifies an exciting development in the Gold Coast's real estate market. It presents a unique chance to seamlessly integrate historical architecture with contemporary luxury living, breathing new life into a property that has long held an intriguing, if silent, place in Chicago's urban narrative.
