A Chicago waterfront high-rise has a new owner. A New Jersey investor recently partnered with a Korean investor to purchase Cityfront Place for $154 million.

The 39-story building sits along the Chicago River. It is a Class-A building with 480-units and lake views.

The new owners are said to be planning on making several upgrades to the property. Lincoln Properties will manage the building.

Various reports suggest the new investors were drawn to the building in large part due to its location. The building sits near educational and healthcare institutions with a strong workforce, which helps ensure the purchase will be a good investment in the future. Cityfront Place is also convenient to neighborhood amenities and local landmarks.

Another major West Loop / Fulton River District project is finally moving forward after being long-discussed and approved. According to a number of reports, Vancouver-based Onni Group is ready to break ground on a new apartment tower at 354 N. Union Avenue, a vacant parcel that lies immediately south of K2.

For now, it seems like plans call for the development to stand 32 stories high and include 373 rentals and 143 parking spaces. The glass design is pretty similar to what you’ll see in most new construction apartment buildings these days and renderings can be found over on Curbed Chicago.

Luxury Apartment MarketThe recent building boom added 26,000 apartment units to Chicago and even though the city’s apartment market is still robust, some stats show it could finally be slowing down a bit.

According to data from Integra Realty Resources, the market is relatively flat right now after years of consistent gains, both in price and demand.

Specifically, Class A occupancy is hovering around 93.2 percent, down slightly from 93.5 percent at the end of 2018.

Despite levels maintaining across the board, though, the South Loop is one neighborhood that is getting more competitive. The high-profile project dubbed NEMA Chicago just opened recently and more development is also on the way closer to the South Branch of the Chicago River.

A proposed plan to demolish the Cassidy Tire Building located at 344 Canal St and build a new apartment tower appears to be moving forward. The Developer, The Habitat Company, along with local architecture firm, Solomon Cordwell Buenz, are planning to erect a 33-story building containing 343 apartments and 124 parking spaces according to Alderman, Brendan Reilly (42nd). The Habitat Company announced their plans to purchase the site back in May, stating that the Cassidy Tire Building is located in an ideal position for redevelopment.
