Ken Griffin Chicago CondoBillionaire Ken Griffin’s home in the Waldorf Astoria has sold, but for more than 10-percent below the original asking price. Griffin put the home, along with a number of other luxury condos he owns in Chicago, on the market in July.

The Waldorf Astoria condo sold for just over $10 million. He originally bought the home for more than $13 million in 2014, so he was already taking a loss when he listed it. 

The 7,400 square foot condo sits on the 37th floor of the building and has five-bedrooms. The buyer is not publicly identified. 

The recent sale means there are now three properties that still belong to Griffin on the market in Chicago. A condo on the 66th floor of Park Tower is a full-floor condo with 8,000 square feet of space. It is listed at

The City of Chicago just set a new record for the priciest recorded sale of the entire year. A Downtown Chicago condo recently sold for more than $20 million.  

Part of the Residences at the St Regis Chicago, the condo has a total of five-bedrooms and its own private outdoor pool. While the name of the new owner isn’t being released, we do know the property is actually the combination of several units and some outdoor space. 

The two-story duplex takes up around 11,000 square feet on the 71st and 72nd floors of the building. Along with a pool, the more than 8,000 square foot outdoor space additionally includes a hot tub and some dining space.

Embry Condos ChicagoConstruction is now underway on a new condo building in Chicago’s West Loop neighborhood. Unlike many of the neighborhood’s other buildings, Embry features a modernized, Art Deco-style façade.

The 15-story building will eventually make room for 58 new condos. Buyers have the option of two-, three- and four-bedroom configurations at Embry. There are also some duplexes in the tower. Many of the units are priced upwards of $2 million. 

The new condos come with such extras as a home office, a den, a full-size laundry room and a large private terrace. Shared amenities include an indoor/outdoor fitness center, a putting green, and a yoga studio. Other planned amenities include an outdoor deck with a firepit and a residential lounge.

Luxury 9 W. Walton Condo SalesA condo at 9 W Walton in Chicago just sold for a whopping $17.4 million in an off-market sale, making it one of the most expensive properties to sell in the city this year. The only single-family property to sell for a higher price in 2022 has been a $20 million penthouse sold at Trump Tower Chicago.

As for the 9 W Walton condo, it sits on the 34th floor of the Gold Coast building and sold in March. Property records list both the buyer and seller as trusts.

The last time the condo sold was in 2018. At that time, a trust purchased the condo from the developer for $8.9 million, which was about half the recent sale price.

Luxury Homes ChicagoChicago’s luxury market is quietly heating up as three property listings recently sold for just under $9 million without even hitting the market, according to a recent report from Crain’s.

Over at the ultra-high-profile 9 W. Walton, a 30th floor condo sold for $8.96 million back in February, upholding the building’s undeniable reputation of being one of the city’s most luxurious places to call home.

Also in February, a mansion on Orchard Street in Chicago’s Lincoln Park neighborhood moved for $8.65 million before officially hitting the market, while just down the street a home on Mohawk Street also went under contact in late January for just under $9 million as well.

St. Regis

Luxury West Loop CondosA new condo building planned for the West Loop is expected to offer some units priced at nearly $6 million. The 25-unit condo building is going in on the northwest corner of Morgan and Madison streets where a surface parking lot now exists.

Called Momad, the building is expected to list condos priced starting at just under $2 million, with some of its most expensive condos priced at nearly $6 million.

At least one of the two penthouse units in the building is already under contract. The 10-story building will also include some outdoor space and more than 40 garage spaces.

Despite its smaller size, buyers at Momad will have eight different floor plans to choose from. Options start with a one-bedroom plus a den layout, including around 2,300 square feet of

Luxury Homes Chicago ILThe year isn’t even over yet, but already 2021 has been a record year when it comes to Chicago’s luxury housing market. Over the first 10 months of the year, 75 homes sold for at least $4 million.

That’s slightly more than the 2018 record of 73 luxury home sales and significantly more than the 50 or 60 that sold in years leading up to 2018. Agents credit the boost, in part, to low mortgage rates and a booming stock market.

Of the 20 priciest sales in the Chicago area, eleven of them were downtown condos. Six properties were in Lincoln Park.

Some empty nesters are selling off their large homes in the suburbs and moving downtown. In late October, a four-bedroom condo sold at the St Regis Chicago for $7 million.

Trump Tower Penthouse Listed For $30 MillionIn case you missed it, the 14,260 square foot penthouse on the 89th floor of Chicago’s Trump Tower officially hit the market last month for a cool $30 million. Not surprisingly, the newly available penthouse is now the highest-priced condo currently on the market.

The current owner, Sanjay Shah, the CEO of Hoffman Estates-based software company Vistex, paid $17 million in cash for the unit back in 2014, which at that time was also just a raw space. According to a report in the Tribune, Shah never actually moved into the space but did finish off the unit with walls and ceilings.

Even with those improvements, the opportunity to make it your own is still there, adding significant appeal to a luxury buyer looking for a truly customized living space.
