When it comes to buying a new downtown Chicago condo, buyers not only have to think about exactly what they want in a new home, but also a property’s resale value as well. Nobody knows what the future holds, and while one particular downtown Chicago condo may seem like the perfect fit today, it might just be the next place you outgrow tomorrow. When narrowing down that wish list for a new Chicago condo, space is often the last thing home buyers want to sacrifice. The unfortunate reality for many condo buyers, however, is that the extra square footage you so desperately want tends to be the number one factor that drives up how much you'll end up paying.

Bargains for two-, three- and even four-bedroom condos can of course be found all over the city, but for each extra bedroom that’s included in a swanky new downtown condo, the harder it becomes to find a place you like at the price you want.

For obvious reasons, three bedroom condos in Chicago are in very high-demand. Whether you want that third bedroom to use as an office, to use for your kids or to simply use as an extra guest room, having

An elegant new residential option could be coming to the Gold Coast, where developers are planning on constructing a new high-rise. At least that’s according to a new rendering recently shared on an online forum.

The proposed Gold Coast high-rise sits at the northwest corner of Oak and Dearborn streets, close to the Newberry Library. While currently few details on the developer are being released, the rendering suggests the building could house around 70 individual units and more than 160 parking spaces.

While the proposal calls for keeping a portion of an existing building already at the site, it also includes adding a new tower to the property. That tower would be more than 30 stories tall.

It’s a mixed bag for luxury condo prices in Chicago right now. While some buildings are selling for a higher price per square foot, others are down in price.

Perhaps one of the biggest names right now is Trump, and reports suggest the condos at Trump International Hotel & Tower are among those down in price. With just a few days left in the year, a Chicago area mansion sets a new record sale price for 2017. Previously owned by philanthropist Ann Lurie, the sprawling Gold Coast home reportedly just sold to its neighbor, the Latin School of Chicago.

While the 18,000 square foot home was originally listed for more than $18 million a few years ago, published reports suggest the actual sale price this time around was $12 million. Still, that’s substantially more than other Chicago area homes have sold for in 2017. Until now the highest sale price for the year stood at $7.5 million.

Originally constructed in the late 1800s, the Lurie mansion contains 12 bedrooms and 12 baths. As well, it also features an elevator, nine fireplaces, stained glass windows and
