Construction has officially begun on the massive new Lincoln Common mixed-use development, which will take over the 6-acre site that was once the home of Lincoln Park’s Children’s Memorial Hospital. 

Officially located at the corner of Fullerton, Lincoln, and Halsted, Lincoln Commons will bring 1.1 million square feet of new office, retail, and residential space to the neighborhood, which will apparently include 105,000 square feet of retail space and 540 apartment and condo residences.

While Chicago’s real estate market has been off to a fast start in 2017, the luxury market in 2016 actually cooled off a bit compared to a year prior, at least when it comes to the region’s priciest homes.  

According a recent report from Crain's Chicago Business, just two homes in the six-county Chicagoland region sold for $10 million or over back in 2016, which is down from 6 homes at that price point back in 2015. Even with the dip in ultra-luxury home sales, however, 2,423 homes priced at $1 million or more also sold back in 2016, which is a 2.5% increase compared to 2015.

While the Chicago real estate market has remained hot during the early part of 2017, an interesting piece in Crain’s revealed now may not be the best time to list a luxury home in Lincoln Park. 

According to data in the report, 69 luxury Lincoln Park homes were added to the market last month, bringing the total number of homes listed to 169, which now marks a two year high. And with sales numbers remaining steady, the selling inventory is now bringing home prices in the area down. 

Going off of recent numbers from the Chicago Association of Realtors, homes in Lincoln Park that went under contract last month had a median asking price of under $1.5 million, which is well below the median asking price just one year prior of $1.85 million. And while

From a design standpoint, 2035 N. Orleans is one of Lincoln Park’s most unique condo developments currently under construction given its exterior facade will incorporate an old 1930s-era parking garage that will no doubt give the building an added sense of character and allure.  

A luxury development that will only feature 10 units, however, opportunities to own a condo at 2035 N. Orleans will no doubt be limited. If you noticed a new $50 million listing on the MLS today, we thought we’d clarify that you didn’t actually misread anything—that really is a 25,000 square foot mansion in Lincoln Park that’s asking a record-setting price.  

According to reports, the sellers built the home less than a decade ago after combining seven city lots, which were purchased for $12.5 million back in 2005. Now spending more time in Florida and hoping to downsize, the time to sell this now-iconic mansion has apparently arrived, even despite likely taking a loss on the property.

Norweta Row ChicagoIf you’re looking for luxury in Lincoln Park, look no further than Norweta Row—a luxury new development that will replace the recently demolished Tag Furnishings outlet building at the corner of Wrightwood and Hermitage.  

What was originally planned to be a 105-unit, two-building project, the new Norweta Row development will now reportedly offer 76 units in all, not to mention a collection of luxury lifestyle amenities that will provide somewhat of a resort-like living experience.

An impressive new mixed-use development has been proposed for a part of Lincoln Park that already has some minor traffic issues, which seems to be the primary concern of residents who already live in the area. Introduced by architect Marc Amstadter and attorney Sara Barnes, the new project is being planned for 2300 N. Clybourn (Clybourn and Ashland), which would require a zoning change from C1-3 to C1-5.

Ashland Avenue Developments

Two new residential developments are in the works over on Ashland Avenue right now—the first being in Lincoln Park and the other over on Chicago’s red hot west side near Ukrainian Village.

The Lincoln Par project, called The Parker 60614, is a luxury 53-unit condo development that is somewhat unique in its design. Rather than being just one continuous structure, The Parker 60614 will instead consists of a number of two to six-flat buildings spread out over 18 individual lots, which in some ways allows these units to live more like townhomes rather than condos, especially given a few of the different layouts are duplex floor plans.

Lincoln Park New Construction

Another day, another development proposal for Chicago. According to a recent report from Curbed, a developer has recently unveiled plans to redevelop the large industrial building at Wrightwood and Hermitage in Lincoln Park that was most recently a large outlet store for Tag Furnishings.

If all goes according to plan, Broder Lincoln Park LLC would replace the industrial, loft-style building will two new four-story buildings that would be a mix of both rentals in one building, and condos in the other.
