While 2014 and 2015 were in many ways defined by high-profile rental developments as it pertains to the local real estate market, we could finally be seeing a shift that brings more new construction condos to downtown Chicago, which is a welcome sight to those out there still looking to buy.

Last month, the Chicago Plan Commission approved plans that could bring another impressive looking condo tower to River North, one in which stands 23 stories high and houses 55 individual condo residences. According to reports, the development site is located at 800-820 North Wells, which stretches from Chicago Avenue over to Institute Place—a space that’s almost right in the center of one of Chicago’s liveliest and most vibrant neighborhoods.

The unique and fashionable design is a collaborative project between Berkelhamer Architects and Antunovich Associates, and at first glance, the modern, multi-tiered structure couldn’t blend in more with the River North neighborhood as a whole. As noted by its designers, perhaps the most unique aspect about the new 800-820 N. Wells tower is that it only occupies about half of the site’s footprint, ultimately preserving views and sight lines from inside most of its units once finished.

As for additional details, units will range from one-level condos to a number of duplex units, with only three units per floor on the condo levels and two units per floor on the duplex levels. There’s also two penthouse duplex units on the top two floors as well as a single ground level townhouse planned for the project as well, providing quite a mixture of options and opportunities for future buyers to consider.
