Chicago is widely considered to be one of the most dog-friendly cities in the country. It’s a mixed bag for luxury condo prices in Chicago right now. While some buildings are selling for a higher price per square foot, others are down in price.

Perhaps one of the biggest names right now is Trump, and reports suggest the condos at Trump International Hotel & Tower are among those down in price. According to some published reports, the sale price per square foot within the Chicago River tower was down about 12-percent from 2016 to 2017. What’s now a parking lot could soon turn into a new 10-story building on Jefferson Street. A developer hopes to gain a special use zoning variation to construct the new residential mid-rise building close to Union Station.

Located at 315 S Jefferson, plans call for nearly 70 residential units to be constructed within the building. While the size of the planned building itself does not require a variance, the developer wants to change the required parking from a standard of 1 to 1 per residence to a total of five parking spots for the entire building.

Since the proposal hasn’t been introduced to councilors yet, more detailed plans for the building are not yet public. Residences living within 1,000 feet of the site did receive a letter but it does not

SoMi ApartmentsThe glassy new tower proposed for 1326 S. Michigan has officially received the “okay” from the city to begin construction, according to a new report out from Curbed Chicago that also outlines only the foundation permits have been issued to this point. 

One of several major developments that will no doubt change the landscape of Chicago’s South Loop in the coming years, 1326 S. Michigan will rise 47 stories once finished and add 500 more apartments to Chicago’s rapidly expanding inventory of downtown rentals. 

Dubbed “SoMi”—at least for now—1326 S. Michigan was designed by Chicago-based Solomon Cordwell Buenz and will also include brand new retail space along Michigan Avenue, as well as parking for 190 vehicles.

As first reported by the Chicago Tribune, ground has officially been broken on Essex on the Park, a high-profile new apartment tower located at 808 S. Michigan Avenue in the South Loop. But as impressive as this new 479-unit tower looks, it’s not the only major project underway around this part of the neighborhood.  

Construction for a 76-story apartment building at 1200 S. Indiana also began last month, which will also add an additional 792 ultra-luxury rentals to the expanding South Loop market. This particular development, which is being called One Grant Park, was designed by New York-based architect Rafael Vinoly and also include a second tower, which is already planned.

Although Chicago’s downtown market might appear to be oversaturated with new upscale apartment residences, the development boom seems to be pushing forward as reports surface about a new 199-unit tower possibly making its way over to the South Loop. 

Being developed by Chicago-based Russland Capital Group, preliminary plans have the new building stretching 15 stories high, which if approved, would be located at 1411 S. Michigan Avenue, just a short walk away from Soldier Field.
