Chicago Real Estate News & Neighborhood Notes

Chicago's downtown new construction market remains hot in 2018, especially as we inch close to the height of the busy spring market. With most new developments offering elegant features and lavish extras, some of Chicago’s most expensive new construction condos right now are hard to beat if you're looking to live in luxury, which is definitely what you'll find at these spectacular new buildings.

Cirrus Chicago

As one of the newest condo towers to hit the New Eastside, Cirrus Chicago seems to be flying a little bit under the radar. The building's lakefront location provides supreme views of Lake Michigan and the lakefront pool deck, for our money, is one of the best in town.

Lake Shore Drive is where luxury condo buyers will find many of Chicago’s premier condominium towers and residences. Offering sweeping views of Lake Michigan and unparalleled access to the hottest parts of Downtown Chicago, there’s really nothing quite like living along the lakefront.

Among Lake Shore Drive’s most sought-after condo buildings is 840 N. Lake Shore Drive—an elegant, Lucien Lagrange-designed high-rise that stretches 27 stories high with 70 ultra-luxurious condominiums nestled perfectly inside.

As a medium-sized building, available inventory at 840 N. Lake Shore Drive is usually pretty limited. But every now and then a unit here hits the market that not only raises eyebrows but also tops Streeterville’s list of most expensive condos

A Lincoln Park penthouse has sold for $9 million, representing the highest price paid for a Chicago condo since a unit on Walton Street in Chicago’s Gold Coast moved for just under $11 million back in March of 2019.

This particular unit occupies the 38th and 39th floors of Lincoln Park 2550, which was recently completed back in 2010, and the final sale price is just under 70% of the $13 million price tag it went to market with originally.

As noted by Crain’s, the sellers paid just over $6 million for the unfinished unit in 2015, although it’s not clear how much money was poured into finishing the space.
Unit highlights include 10’ high windows that overlook the park below, Lake Michigan, and much of Chicago’s skyline.

Chicago Million Dollar Home SalesThanks to a year that was largely defined by a global pandemic and social unrest, luxury home sales in Chicago’s suburbs outpaced the city in 2020, according to newly released data.

Within Chicago’s city limits, home sales priced at $1 million and over dropped roughly 7% last year, while suburban home sales at that same price point spiked a jaw-dropping 40%.

Even with Chicago’s decline in luxury home sales, both the city and the seven surrounding counties combined recorded 2,922 homes sold at $1 million and over, the most ever on record and 16% more than 2019’s total that represented the previous record.

According to Crain’s, Lake Forest was among the villages that saw a significant surge, tallying 149 sales, or an increase of 69%. Other North
