Another major West Loop / Fulton River District project is finally moving forward after being long-discussed and approved. According to a number of reports, Vancouver-based Onni Group is ready to break ground on a new apartment tower at 354 N. Union Avenue, a vacant parcel that lies immediately south of K2.

For now, it seems like plans call for the development to stand 32 stories high and include 373 rentals and 143 parking spaces. The glass design is pretty similar to what you’ll see in most new construction apartment buildings these days and renderings can be found over on Curbed Chicago.

Additional details about 354 N. Union still aren’t available but one rendering shows an outdoor swimming pool at ground level. And given the building’s size,

Trump Tower Chicago It’s safe to say the views from the 86th floor of Trump Tower Chicago are absolutely stunning. But that apparently hasn’t stopped a 2,400 square foot penthouse inside one of Chicago’s most iconic high-rises from sitting on the market for close to a year while also taking a series  of dramatic price cuts in the process.

Boating all new finishes, gleaming hardwood floors, and a lavish master bathroom complete with Calacatta marble, Unit 86B first hit the market back in March 2019 with an asking price of $3.1 million. Since then, the sellers have dropped the price 5 separate times and the current price now sits at $2.2 million.

Looking back, condos for sale in Trump Tower throughout 2019 moved for an average of $943 a square foot, which means Unit 86B is

According to a new report from INRIX, Chicago’s traffic whoas are only getting worse and locals are feeling the pain in both commute times and wasted economic opportunities.

Overall, the data estimates congestion costs every American nearly 100 hours and $1,400 a year. But in Chicago, those figures equaled 145 hours and $2,146 in 2019. Additionally, Boston was the only other city that had a worse congestion problem last year, while Philadelphia, New York City, and Washington DC rounded out the top 5.

As noted by INRIX, Chicago’s geography plays a role in congestion issues. The lake prevents the ability to re-direct traffic around the city to the east, and the cold winters often mean more people take shorter trips in the car once the weather breaks, as

Despite the documented struggles expressed by co-working giant WeWork, demand for shared workspace seems to still be on the rise in and around downtown Chicago.

According to new data, the amount of co-working space in downtown Chicago is expected to increase to more than 9 million square feet by the end of 2023, or nearly 3 times as much space as what currently exists.

While certainly a bold prediction, low-risk, short-term leases are the primary driving forces behind increased demand, and even large corporations that want more flexibility in overhead costs are turning more to leased co-working spaces in city centers.

The data also noted that around 43,000 local workers currently operate out of co-working space in downtown Chicago right now, which is

The West Loop has been one of Chicago’s fastest-growing neighborhoods for awhile now, which is why we keep seeing so much movement on both the residential and commercial sides of the market.

The latest big-headline story to come across the news cycle is that Sterling Bay is now looking to unload the fancy new building that McDonald’s calls home, which was only just recently finished.

According to Crain’s, Sterling Bay estimated the development would cost $250 million to complete when the project was first announced back in 2016. But already, some believe the sale could reach close to $450 million, which would be the highest price paid for a downtown office building in over two years.

Nearby, Sterling Bay has already sold its own Futon Market

Luxury Apartment MarketThe recent building boom added 26,000 apartment units to Chicago and even though the city’s apartment market is still robust, some stats show it could finally be slowing down a bit.

According to data from Integra Realty Resources, the market is relatively flat right now after years of consistent gains, both in price and demand.

Specifically, Class A occupancy is hovering around 93.2 percent, down slightly from 93.5 percent at the end of 2018.

Despite levels maintaining across the board, though, the South Loop is one neighborhood that is getting more competitive. The high-profile project dubbed NEMA Chicago just opened recently and more development is also on the way closer to the South Branch of the Chicago River.

In addition, demand in Class
