The Chicago city housing market cooled in the first quarter of the year, with the city performing much like the suburbs. Of the city’s 77 neighborhoods, sales were down in more than half of them during the first few months of 2019. Local agents have seen homes in some neighborhoods take longer to sell than they did during the same time period a year ago.

Analysts look at three key measures in determining a local market’s vitality. This includes the number of homes sold, the average time homes sit on the market and the median sale price.

In condos and townhomes specifically, no city neighborhoods saw improvements of all three measures during the first quarter of the year. In fact, only two neighborhoods in the Chicago area saw improvement in all three key

The One Chicago Square development recently gained its first construction permit, allowing crews to forge ahead with the new project. The $46 million building permit allows the developer to move forward with the project’s foundation and an underground parking garage.

Back in March crews began demolition work at the site. One Chicago Square takes the place of a parking lot that formerly belonged to the nearby Holy Name Cathedral, and some other older buildings in the area.

The new development, however, is expected to greatly transform this part of River North. When finished, the complex plans to offer two residential towers atop a shared podium of retail and office space. A Life Time Athletic club and Whole Foods Market are both expected to anchor the

A massive new development planned to go in near Soldier Field just got some major affirmation from the Chicagoland Chamber of Commerce. The group recently released a more than 30-page study highlighting economic benefits of the proposed new development.

According to the study, One Central will likely bring in $120 billion in taxes and transit revenues over the next four decades. It’s estimated the $19 billion project will also create more than 200,000 permanent jobs and support tens of thousands of construction jobs.

The One Central project includes ten towers, a pedestrian bridge connecting the lakefront to the South Loop and public open space. In addition, the plan calls for a transportation hub.

A Chicago-based developer hopes to bring two new high-rise buildings to the Gold Coast, combining to add more than 450 new apartments and thousands of square feet of new retail space to the area. Newcastle Limited wants to build the properties on State Street at the site of some vacant commercial buildings and a Barnes & Noble bookstore.

The first building would go on the corner of Division and State where some low-rise structures currently exist. This 11-story building would feature around 100 rental units, amenity space, a garage and ground-level retail space.

A much larger, 39-story tower is slated to go in at the site of the bookstore on State Street. Here, developers plan to add more than 360 rental apartments, more commercial space and more parking.
