Plans for another glass condo tower have been revealed for a possible location in Chicago’s Gold Coast. Late last week, Curbed reported that Lexington Homes will be building a sleek new 28 story condo tower on the current site of a surface parking lot right next door to the Ruth Page Center for the Arts at 1016 N. Dearborn. 

With construction already well under way on 4 E. Elm and 9 W. Walton, the luxury condo market in Chicago’s Gold Coast neighborhood is once again booming, and downtown Chicago overall is finally starting to see an influx in new construction condos after luxury rentals have merely dominated the marketplace over the last few years.

Although it’s seemed like a story that will never end, there appears to be a final plan in place for the Old Chicago Post Office that has sat vacant for years—finally. News broke yesterday about the city reaching an agreement with the massive building’s new owner, and the best part might be that work can actually begin immediately.

The first order of business is to begin work that will satisfy more than 20 code violations, which will include replacing the building’s roof, restoring the historic lobby, repairing the building’s beautiful facade, add new high-speed elevators, and completely re-work the electrical, plumbing, heating, and ventilation systems.

The entire renovation will be done in three phases and early estimates are showing the entire project

According to numerous reports, Chicago’s highest-profile condo development in the works is now over 25% sold before building permits have even been approved. Earlier this week, the Chicago Tribune spoke with Magellan National Marketing Director Jim Losik, who updated the project’s sales by reporting 110 of the 406 planned condos at Vista Tower are now under contract, which include the building’s full-floor units priced around $9 million. 

Developers are hoping to finally begin construction later this month or sometime in August, with construction expected to be finished by late 2019.

Construction for the 26-story tower coming to State and Huron initially began with foundation work that has already been in progress since April. Aside from that, however, not much has been said about the new CA Venture project, at least compared to so many other upscale rental projects.

Earlier this month, however, new details and renderings were released about the relatively mysterious project that has somehow flown under the radar in what’s been an extraordinarily busy time for the apartment market in downtown Chicago.

111 Peoria ChicagoAfter quite a few rounds of changes and design modifications, it appears a final version of 111 S. Peoria is finally on its way to becoming a reality. Now being called Illume, 111 S. Peoria will stand 9 stories high and apparently house 95 individual condo residences, which is quite the contract to the original plan of standing 13 stories high and housing 215 apartment residences.

Unlike many super luxury condo and apartment projects that have come through the pipeline in recent months and years, 111 S. Peoria will actually offer an assortment of one-bedroom residences that start just under $200,000—a rare price point for new construction in Chicago, and especially in the West Loop. Another day, another new plan has been proposed for Chicago’s infamous Chicago Spire site, located just off Lake Shore Drive near Navy Pier. This time, architectural firm Gensler has drawn up a pretty impressive plan that fully takes advantage of the premium lakefront location, which is what seems to be raising eyebrows the most.

The concept is called Gateway Tower and not only is it a mega-tall high-rise that would re-define Chicago’s already spectacular skyline, but it would also add yet another highly-visited tourist attraction to downtown Chicago’s well-documented list of things to do when in town.

McDonald's Moving Headquarters to the West LoopAccording to multiple reports, it appears McDonald’s, the world’s largest fast food chain, is finally making its way to downtown Chicago. Crain’s Chicago initially broke the story late last week and to the surprise of some, the Oak Brook-based company will soon be making plans to move its corporate campus to the Harpo Studios site in the West Loop, where developer Sterling Bay plans to develop a brand new campus.

Famed Chicago native Oprah Winfrey originally sold the Harpo Studios building to Sterling Bay back in 2014 for $32 million, which aside from being the location where the Oprah Winfrey and numerous other TV productions were filmed, also helped transform the West Loop neighborhood into what it is today.

20 North Loomis Although plans for 20 N. Loomis initially started to gain attention back in the summer of 2014, not much has been mentioned about the project since. Or at least until recently.

Not long ago, a few units for the mysterious West Loop project officially hit the MLS, signaling to potential buyers that these new luxury townhouses will eventually be available, most likely sooner rather than later.

According to the MLS listings currently active, townhouses at 20 N. Loomis feature a jaw-dropping 7,500 square feet of total living space while offering 4 bedrooms, 5.5 bathrooms and a floor plan that lives much more like a single-family home that a townhouse. An impressive new mixed-use development has been proposed for a part of Lincoln Park that already has some minor traffic issues, which seems to be the primary concern of residents who already live in the area. Introduced by architect Marc Amstadter and attorney Sara Barnes, the new project is being planned for 2300 N. Clybourn (Clybourn and Ashland), which would require a zoning change from C1-3 to C1-5.

It seems like forever ago that The John Buck Co. revealed plans for a towering 24-story apartment tower that will essentially be located right smack-dab in the middle of Chicago’s bustling River North neighborhood.

Since last September, when many of us first learned about the dynamic new project, not much has been happening at the Assumption Catholic Church parking lot—the site of the sleek new glass tower—until now.
