Hundreds of new rental units are headed to West Loop. It’s all part of a massive new development going up near Mary Bartelme Park in Chicago.

The new Porte development consists of two 17-story towers, complete with nearly 600 new residences. Ranging from around around 550 square feet for a studio unit to more than 1,500 square feet, the project serves up a variety of floor plans for renters to choose from.

There are also some two-level townhomes available for rent in Porte. The rental buildings also offer such amenities as a fitness center, demonstration kitchen, game room and a lounge.

New Development in PlisenFor more than a decade, new development has been spreading through the Pilsen neighborhood like wildfire. Recent reports indicate the trend has accelerated  exponentially in the past couple years, helping to transform the predominantly  working-class Mexican neighborhood into a hotbed of new construction.

The area has seen housing prices rise to levels found in Logan Square and Humboldt Park and current listings show that the demand to live in this area continues to grow.

According to Redfin data, back in 2018, the Lower West Side community area, which includes the Pilsen neighborhood, has an average home price of around  $336K, which was an astonishing increase of nearly 200% since 2013.

Chicago South Works Development SiteChicago's planning commissioner is proposing the massive, 415-acre South Works site along Lake Michigan be split up and sold to developers in the future, according to new reports.

The 415-acre property is ready for development, but the commissioner thinks it’s too big for just one developer to take on. That’s because the property in question is larger in size than all of Downtown Chicago.

Still owned by U.S. Steel, the property was once home to a steel plant. Closed decades ago, the plant has since been demolished and the property has mostly remained vacant over the years.

A proposed plan to demolish the Cassidy Tire Building located at 344 Canal St and build a new apartment tower appears to be moving forward. The Developer, The Habitat Company, along with local architecture firm, Solomon Cordwell Buenz, are planning to erect a 33-story building containing 343 apartments and 124 parking spaces according to Alderman, Brendan Reilly (42nd). The Habitat Company announced their plans to purchase the site back in May, stating that the Cassidy Tire Building is located in an ideal position for redevelopment.   

The building, designed by architect Henry J. Schlacks, has a rich history dating back to 1902 when it functioned as a factory and warehouse for the Tyler & Hippach glass company. Henry J. Schlacks is most known for

To accommodate growing needs of employees, PepsiCo will be relocating its Chicago offices. The new location will be 433 W. Van Buren St and will be the home of their; Sports and Juice portfolios, Quaker Foods, and Pepsi's North America Central Division.

The move will “meet the growing needs of current and future talent by creating a more agile and productive working environment for employees,” according to to a representative of the company.

The beverage giant signed an 8 year lease for a space measuring 192K sq. ft and are planning to move around the end of next year. PepsiCo with their 1300 employees will be the 3rd largest tenant within the building.

Chicago New Construction The city’s Planning and Development Department is becoming more involved in smaller neighborhood projects. A notable project is the 11-story apartment development at 1212 N. State St. which has revised its design and property line locations.

The proposed changes to the building include lowering the unit count from 102 to 91, increasing the height from 121 to 128 feet, and shifting the tower backwards 15 feet from the northern property line to provide neighbors more space. The aesthetic revisions like using a warmer colored brick, come from Chicago developer, Newcastle Limited and  architecture firm CallisonRTKL. Current rendering may be viewed online.

An affordable new apartment development could be going in soon close to the Logan Square Blue Line. The proposed seven-story project recently gained approval from the Chicago Plan Commission. It now goes before the full city council for approval. 

Described as a 100-percent affordable apartment project, plans call for half of the 100 rental units to go to CHA residents, while the rest are slated towards those earning at or below 60-percent of the area’s median income. Supporters of the project maintain the new apartments will fill a void for many residents at a time when low income, affordable housing in Chicago is said to be shrinking.

It’s been about 4 years since plans for the Helmut Jahn designed condo tower at 1000 S. Michigan were introduced publicly, but after a long wait and a few bumps in the road, reports are out that construction is finally set to begin on Chicago's newest luxury high-rise next week.

Both Curbed and the Chicago Tribune are reporting that an official groundbreaking ceremony will happen on October 24th, and the event has been confirmed by the project’s developers.

When finished, the tower, called 1000M, will stand 74 stories high (896 feet) and have a major impact on the city’s lakefront skyline. The building will also have 40,000 square feet of amenities, including a pool deck, fitness center, music conservatory, and a Himalayan salt therapy room.

Hundreds of new hotel rooms could be coming to Fulton Market. Two new hotel developments have been proposed for the area, totaling more than 700 new hotel rooms. 

Developers for both projects recently presented their proposals at a pair of community meetings. Together they call for adding another 735 guest rooms and introducing new restaurants to the area.

One project aims for a Standard Hotel to go in at 1234 W Randolph. Developers scaled down the proposed building from 23-stories to 16-stories in an L-shaped design. 

The building also calls for a rooftop pool and bar, a restaurants and a public plaza. The developer hopes to begin construction later this spring.

Gold Coast DevelopmentAn existing parking ramp could soon transform into the site of a new condo tower in Chicago’s Gold Coast neighborhood. Developers recently released plans for the 40 W Oak high-rise.

The slender tower plans for just 90 upscale condos and 160 parking spaces. Some of those spaces would be reserved for the neighboring rehab center.

The 500-foot building is taller than some nearby buildings, but shorter than others. It’s said to still retain some signature style points of its architect, however, including ornamental balconies, a sculpted crown, stepped corners and vertical buttresses. Still, it has been toned down when compared to an earlier rendering of the project that was released last year.
