Related Midwest DevelopmentPreviously Related Midwest had planned to build a hotel and apartment complex in Fulton Market, but now it seems the developer is pushing ahead with plans for a new office tower on West Randolph Street. Three years ago, the city council approved plans for apartments and a hotel, but new plans include a 41-story office tower with more than 900,0000 square feet of office space.

This is significant, because it comes at a time where availability of office space in the city sits at a record high. The pandemic has had an impact on the office market, and some companies are still operating with remote workers.

That’s not exactly the case in Fulton Market, though, as the area appears to still be attracting tenants to some of its new buildings. While the original plans called for 370 apartments, an Equinox Hotel & Club, and some office space, the new design is reportedly more tapered.

According to reports, it includes some indoor and outdoor amenity space, some private terraces, and a rooftop pool that’s open to office tenants. As part of the plan, the developer also hopes to remove a median in Randolph Street to create more than 11,000 square feet of public open space.

There will still be a two-story Equinox Fitness Club & Spa in the tower, along with a restaurant. The city’s Zoning Committee still needs to approve the plans, as does the full city council before any work begins on the new project.

If it proceeds, it will mark the company’s first big office development in the city. On a side note, Related Midwest purchased a building right across the street from the site in October of last year.
