With the busy fall season approaching, we thought we’d take a closer look at where some of Chicago’s most expensive condos currently on the market are listed, and what each of these lavish and luxurious units have to offer. Not surprisingly, No. 9 Walton, Waldorf Astoria Chicago, and Trump Tower feature the three highest priced condos right now, each boasting a price tag of well over $12 million. Somewhat unexpected, just two condos over at Vista Tower are among some of the Windy City’s 25 most expensive units on the market right now, which is the same number of units you’ll see listed over at The Palmolive in that same category.

One of Downtown Chicago’s most expensive condos has been re-listed and is now asking $12.5 million—a reduction of $200,000 off the original asking price of $12.7 million when the unit first hit the market last September.

While Chicago’s real estate market has been off to a fast start in 2017, the luxury market in 2016 actually cooled off a bit compared to a year prior, at least when it comes to the region’s priciest homes.  

According a recent report from Crain's Chicago Business, just two homes in the six-county Chicagoland region sold for $10 million or over back in 2016, which is down from 6 homes at that price point back in 2015. Even with the dip in ultra-luxury home sales, however, 2,423 homes priced at $1 million or more also sold back in 2016, which is a 2.5% increase compared to 2015.

No. 9 Walton (9 W. Walton St. Chicago) is one of the highest profile condo developments to break into the downtown market since perhaps the Ritz Carlton Residences were finished along Chicago’s famed Michigan Avenue, and buyers have clearly responded over the past 12 months or so.

Vista Tower ConstructionThe future of Chicago’s newest luxury tower officially starts today. In case you haven’t heard, groundbreaking for the city’s stunning new Vista Tower begins today, which when finished, will bring a collection of fabulous new hotel rooms and luxury condo residences to a prime location right alongside the Chicago River. 

When finished, Vista Tower will be Chicago’s third tallest building, standing 95 stories high and offering some of the most insane views of any building currently standing in the Windy City.

A fancy new condo development is seeking city approval that will no doubt feature some of River North’s coolest new condo residences once finished. What was originally planned to be a 10 story development from MCZ Development is now a pretty slick 12 story development from Chicago-based LG Development. 

Designed by NORR Architects, the rendering shows a sleek glass and concrete exterior that not only fits the trendy River North mold perfectly, but also provides residents with what look to be pretty spacious private terraces, large floor-to-ceiling windows, and reportedly on-site parking as well.

According to numerous reports, Chicago’s highest-profile condo development in the works is now over 25% sold before building permits have even been approved. Earlier this week, the Chicago Tribune spoke with Magellan National Marketing Director Jim Losik, who updated the project’s sales by reporting 110 of the 406 planned condos at Vista Tower are now under contract, which include the building’s full-floor units priced around $9 million. 

Developers are hoping to finally begin construction later this month or sometime in August, with construction expected to be finished by late 2019. 

Vista Tower was designed by Jeanne Gang of Studio Gang Architects and will ultimately stand 93 stories high with condo residences not even beginning until the 73rd

Luxury Chicago Real Estate

While Chicago’s luxury real estate market seems to be red hot with several new condo developments in the works and a number of high-end apartment towers having just been completed in recent months, sales prices for Chicagoland’s top 5% of listings have actually dropped by about 3.9% from the first quarter of 2014 to $1.491 million. Although the price drop is relatively minimal, it’s also very intriguing given the bottom 95% of Chicagoland listings saw average sales prices jump substantially by nearly 12%, or to about $265,000.
