As first reported by the Chicago Tribune, ground has officially been broken on Essex on the Park, a high-profile new apartment tower located at 808 S. Michigan Avenue in the South Loop. But as impressive as this new 479-unit tower looks, it’s not the only major project underway around this part of the neighborhood.  

Construction for a 76-story apartment building at 1200 S. Indiana also began last month, which will also add an additional 792 ultra-luxury rentals to the expanding South Loop market. This particular development, which is being called One Grant Park, was designed by New York-based architect Rafael Vinoly and also include a second tower, which is already planned.  

The Helmut Jahn-designed tower at 1000 S. Michigan is also in the works,

South Loop Hotels Downtown Chicago’s hot hospitality segment is showing no signs of cooling as the South Loop’s latest high-rise hotel prepares to kick off construction at the southeast corner of Wabash and 11th Street. Though some early preparation and pile-driving was reported last month, the development received its first permit late last week. Estimated at $15,000,000, the scope of the work allows construction of the tower’s foundation and superstructure up to the seventh floor. With the official city go-ahead in hand, caisson crews can now begin planting the 306-foot tower’s subterranean roots. 

The 30-story project comes from architect Lothan Van Hook DeStefano and Hinsdale-based developer/operator S.B. Yen Management Group and contains a 196-room Homewood Hilton,

Although Chicago’s downtown market might appear to be oversaturated with new upscale apartment residences, the development boom seems to be pushing forward as reports surface about a new 199-unit tower possibly making its way over to the South Loop. 

Being developed by Chicago-based Russland Capital Group, preliminary plans have the new building stretching 15 stories high, which if approved, would be located at 1411 S. Michigan Avenue, just a short walk away from Soldier Field.

It’s been a little while since we’ve heard about Riverline—the mega South Loop mixed-use development in the works that will totally redefine the neighborhood as we know it. But late last week, new details emerged about the project that directly relate to when we might finally see work for this massive undertaking begin.

According to a release from CMK Companies and Lendlease, the partnering developers for the project, groundbreaking for Riverline is finally expected to happen around the middle of next month, with the first phase expected to include two residential towers, 60 new townhouses, and a 3.5 acre riverfront park. 

Designed by Perkins+Will, Riverline will encompass a 14-acre parcel that currently acts as the last major development
