If you're looking for the best value, coupled with the best location, Newberry Plaza in the Gold Coast doesn’t get any better 

Located at 1030 N. State St. in the Viagra Triangle, famous for restaurants like Gibson’s, Hugos, Carmines (Under Construction), LuxBar, Dublin's Pub (Open Till 3 am), and Maple And Ash, it's a foodie and bar lovers paradise.  The building was built in 1972 and stands 60 Stories tall, taking up ¾ of the block (including the townhomes).  As you enter, you will notice a grand lobby with a large sitting area, fireplace, and a wall of windows overlooking Mariano Park, a favorite among residents who like to relax, sip a cup of coffee from Whispers cafe, and people-watch. There are 6 elevator banks to handle the 560 Condo units.  You can choose from a nice-sized studio, 1, 2 or 3 bedroom. Units from the 4th to 40th Floor have balconies, floors 41 - 60 do not.  Many units have washers and dryers. There is also a laundry room located on the 3rd floor adjacent to the fitness center!  Other amenities include, but not limited to, a full-size outdoor swimming pool, a deck for grilling, a bike room, a meeting room, and storage lockers located on each floor.  The staff is extremely friendly and goes out of their way to accommodate you.  Prices range from $200K for a studio to over $1M for a 3 bedroom. Assessments are reasonable and average .70 - $1.00 per foot.  To give you an idea, a one-bed will run you around $500 - $600 a month. Parking is run by a separate entity and is available for rent, averaging $250 - $300 a month. 

The association is in the process of renovating the lobby and the amenities. To my knowledge, no special assessments are currently on the drawing board and the reserves are healthy. 

All in all, when you take into consideration the amazing location, views, and amenities it wins hands-down as a building you cannot beat for the price.
