It’s hard to believe November is half over and Thanksgiving is just a couple weeks away, but here we are. It’s also hard to believe that this year’s November’s weather feels more like January than late fall, but that’s another gripe for another time.

Like most months on the calendar, plenty of events and festivities are happening around Chicago in November, and more so in the second half of the month. Chicago New Construction The city’s Planning and Development Department is becoming more involved in smaller neighborhood projects. A notable project is the 11-story apartment development at 1212 N. State St. which has revised its design and property line locations.

The proposed changes to the building include lowering the unit count from 102 to 91, increasing the height from 121 to 128 feet, and shifting the tower backwards 15 feet from the northern property line to provide neighbors more space. The Ritz-Carlton has set a record for the longest-ever sales period for downtown high-rise. Within the last few weeks, the last 2 of the 89 total condos in the luxury property were sold.

Going back to late 2018, there were only 4 units within the property that remained unsold. 
The final 2 condo units in a North Michigan Avenue high-rise sold recently making it 13 years since units in the building first went up for sale.

Although the housing market has slowed considerably in 2019, downtown apartment prices still seem to be on the rise, even despite a growing inventory.

An affordable new apartment development could be going in soon close to the Logan Square Blue Line. The proposed seven-story project recently gained approval from the Chicago Plan Commission. It now goes before the full city council for approval. 

Described as a 100-percent affordable apartment project, plans call for half of the 100 rental units to go to CHA residents, while the rest are slated towards those earning at or below 60-percent of the area’s median income.
