It’s a mixed bag for luxury condo prices in Chicago right now. While some buildings are selling for a higher price per square foot, others are down in price.

Perhaps one of the biggest names right now is Trump, and reports suggest the condos at Trump International Hotel & Tower are among those down in price. According to some published reports, the sale price per square foot within the Chicago River tower was down about 12-percent from 2016 to 2017. In comparison, reports list the average sale price per square foot in 340 On the Park, located in Lakeshore East, up about 12-percent during the same time period.

While some brokers suggest it could be a reflection of the Trump presidency, others suggest increasing completion from newer construction, luxury

Another expensive condo has reportedly hit the market in Trump Tower, this  time a unit owned by the former United Chairman and CEO. Officially listed back on the 12th, the lavish residence sits up on the building’s 34th floor and features two bedrooms, 3,437 square feet of living space, and a price tag of $4.675 million—almost double the 2013 purchase price of $2.375 million. 

Not many condos have sold in Trump Tower for what’s being asked outside of the top floor penthouse that traded in 2014 for $17 million, an 87th floor unit in 2013 that traded for $5.85 million, an 88th floor unit that traded for $5.166 million in 2009, and an 87th floor uni that traded for $5.15 million also in 2009.

The proposed construction of two towers in River North could generate a new contender when it comes to the city’s tallest structures. A newly submitted application calls for one of the towers to rise 1,011 feet, or rather 76-stories. If all goes as planned, the development would make that building one of Chicago’s tallest.

The second tower is planned to rise up 45-stories high, or rather 583 feet. Altogether, the two buildings would deliver more than 900 new residential units, upwards of 650 parking spaces, and a large amount of retail and office space. There are reports that the residential units will include mostly rentals, but also some condos.

Earlier today, Crain’s Chicago unveiled a series of spectacular new renderings of what could take over what’s essentially one of the last undeveloped parcels in all of River North. 

Officially located at 443 N. Wabash, the owners of the existing Shops at North Bridge shopping mall appear to be floating around an idea that would essentially involve adding a fairly complex network of elevated pedestrian bridges that would connect the existing shopping mall to a new proposed tower that could possibly include additional retail space, residential space, and maybe even a hotel, according to reports.

If you’re looking to buy or rent at Chicago’s distinguished Trump Tower, there may be no better time to do so than right now. As of the time of this post, 95 listings are currently on the market inside 401 N. Wabash, ranging from a $2,400 per month studio rental to a sprawling 6,850 square foot penthouse with a price tag of $12,500,000. 

With 486 residential units inside Trump Tower Chicago, the incredibly high inventory represents nearly 20% of the entire building. 

At last count, 30 of the 95 listings at Trump Tower are rentals while the remaining 65 units are condos for sale. The lowest priced unit currently for sale is a 575 square foot studio that’s listed for $265,000, which just recently had a price drop of $10,000, and as mentioned, the most

Filed under “something you don’t see everyday,” a new high-rise project  in River North has recently been revealed that will combine office space and a new firehouse, which on the surface seems like an odd mixture. But upon further review, the bold idea actually make a lot of sense, both for the city and for the developer behind the project. 

According to reports, developer Albert Friedman has already reached a deal with city officials regarding the new development, which would include about 614,000 square feet overall, including the new firehouse that would replace the existing Engine Co. 42 station located at 55 W. Illinois.

Condo Sales Up in These Chicago NeighborhoodsIf you’re looking for a quick update on how the Chicago real estate market fared over the first few months of 2017, Crain’s recently outlined which parts of the city have been the hottest so far in the new year. With mortgage rates still low and available inventory also scarce throughout many parts of the city, the Chicago real estate market has been especially kind to sellers, especially in a few familiar neighborhoods. 

According to Crain’s data, which only included neighborhoods with at least 25 sales during the first quarter of 2017, the Near North Side, West Town, and Lincoln Square rounded out what’s viewed as being the three hottest neighborhoods for condos and townhouses in the city right now, which is somewhat surprising in some ways. While Chicago’s real estate market has been off to a fast start in 2017, the luxury market in 2016 actually cooled off a bit compared to a year prior, at least when it comes to the region’s priciest homes.  

According a recent report from Crain's Chicago Business, just two homes in the six-county Chicagoland region sold for $10 million or over back in 2016, which is down from 6 homes at that price point back in 2015. Even with the dip in ultra-luxury home sales, however, 2,423 homes priced at $1 million or more also sold back in 2016, which is a 2.5% increase compared to 2015.

Just as condos for sale at Three Sixty West hit the market, plans for another luxury condo building in River North are now making headlines. 

Recently reported by Crain’s, Ascend Real Estate Group is looking to develop a 34-unit luxury condo building over at 360 W. Superior Street, not far from the Chicago Red Line Station and countless other neighborhood amenities and attractions. 

If approved, the new 360 W. Superior project would stand 12 stories high, and as just mentioned, would also include 34 high-end condo residences. Outside of that, not many other details have been released, but a rendering shows the building would feature a pretty slick exterior that includes floor-to-ceiling windows and also private balconies that would be attached to
