Lincoln Park Update - The Shops At Big Deahl Phase 2 Moves Closer to Completion

Phase two of Big Deahl is now closer to completion. The four-building development sits in Chicago’s Lincoln Park.

Phase one consisted of a three-story climbing gym called Movement Lincoln Park. That was finished last year. Phase two consists of a new urban park, as well as three more buildings, the tallest of which is 27-stories high.

The residential tower at 1475 N Kingsbury Street is one of the newest high-rises to come to Clybourn Corridor. The first floor of the building will be reserved as retail space, while more than 300 apartments will be housed on its upper floors.

Chicago's Ultra-Luxury Market Heating Up; 3 Area Homes Priced Over $8 Million Sell Before Hitting Market

Chicago’s luxury market is quietly heating up as three property listings recently sold for just under $9 million without even hitting the market, according to a recent report from Crain’s.

Over at the ultra-high-profile 9 W. Walton, a 30th floor condo sold for $8.96 million back in February, upholding the building’s undeniable reputation of being one of the city’s most luxurious places to call home.

Also in February, a mansion on Orchard Street in Chicago’s Lincoln Park neighborhood moved for $8.65 million before officially hitting the market, while just down the street a home on Mohawk Street also went under contact in late January for just under $9 million as well.

New Record Set For Chicago’s Luxury Housing Market

The year isn’t even over yet, but already 2021 has been a record year when it comes to Chicago’s luxury housing market. Over the first 10 months of the year, 75 homes sold for at least $4 million.

That’s slightly more than the 2018 record of 73 luxury home sales and significantly more than the 50 or 60 that sold in years leading up to 2018. Agents credit the boost, in part, to low mortgage rates and a booming stock market.

Of the 20 priciest sales in the Chicago area, eleven of them were downtown condos. Six properties were in Lincoln Park.

Some empty nesters are selling off their large homes in the suburbs and moving downtown. In late October, a four-bedroom condo sold at the St Regis Chicago for $7 million.

East Lincoln Park Mansion Linked to Pritzker Family Hits the Market for $6.75 Million

An elegant Lincoln Park mansion is being listed by family members of billionaire real estate investor Jennifer Pritzker, according to Crain’s Chicago Business.  

A trust in Pritzker’s sons’ names owns the five-story home, which lies on a double lot on Burling Street in East Lincoln Park, although other records also show the home is where Jennifer’s ex-wife Lisa lives, the mother of the two boys. 

Public records also detail that the home was originally purchased by the family back in 2007 for $3.45 million, along with the lot directly south of the hone for over $1 million. The house originally occupying the south lot property was demolished and a pool, gardens, and terraces were installed from there.

Lincoln Park 2550 Penthouse Sells For $9 Million

A Lincoln Park penthouse has sold for $9 million, representing the highest price paid for a Chicago condo since a unit on Walton Street in Chicago’s Gold Coast moved for just under $11 million back in March of 2019.

This particular unit occupies the 38th and 39th floors of Lincoln Park 2550, which was recently completed back in 2010, and the final sale price is just under 70% of the $13 million price tag it went to market with originally.

As noted by Crain’s, the sellers paid just over $6 million for the unfinished unit in 2015, although it’s not clear how much money was poured into finishing the space.
Unit highlights include 10’ high windows that overlook the park below, Lake Michigan, and much of Chicago’s skyline.
