Fulton Market Development & New ConstructionDespite questions over the pandemic and office space demand moving forward, it appears the Fulton Market building boom is set to continue, according to a recent report from Block Chicago.

Earlier this year, Chicago’s Committee on Zoning lifted a ban on residential development north of Lake Street, providing new opportunities for both developers and new home owners and renters to become part of Chicago’s hottest neighborhood.

For years, residential construction was prohibited around the Kinzie Corridor Overlay District near Fulton Market thanks to all the industrial companies and meat packing facilities that once dominated the landscape.

Fulton Market Real Estate DevelopmentA decision from the Chicago Committee on Zoning a few months ago could have a far reaching impact on development in Fulton Market. The committee approved an ordinance last spring which lifted a ban on residential development north of Lake Street.

That decision was quickly reinforced by a similar vote from the full City Council. In lifting the previous construction ban, it gives approval for new residential development in the Kinzie Corridor Overlay District.

That’s an area bound by Carroll Avenue, Ogden Avenue, Hubbard, Wayman and Halsted. Residential construction had previously been banned in the area, as it was mostly restricted to hotel and office buildings.

West Loop RentalsTwo large-scale apartment developments have officially started construction, according to a recent report on Block Club Chicago. The first, a 26-story high-rise at 1400 W. Randolph, will feature 278 luxury apartments, as well as ground-level retail space.

Across the street, and also across from Union Park, 1454 W. Randolph will stand 11 stories high and include 243 new construction apartment units.

Combined, both projects will include over 100 affordable housing units and the projects will also provide 500 jobs during the construction process as well.

Despite some resistance from area residences, each of these high-profile apartment projects were ultimately approved and will generate $2.6 million for the Neighborhood Opportunity Fund and help

Fulton Market Real EstateDespite the effect of an ongoing pandemic, it seems investors and developers still have an eye on the Fulton Market neighborhood. According to published reports, an investor recently closed on a $20 million industrial property that will reportedly be turned into hundreds of new apartments.

A new office property is expected to break ground soon, as well. Together, reports suggest the two projects could benefit each other, giving office workers a place to live that’s in the same neighborhood and close to work.

Another one-million or so square feet of office space is under construction right now and should deliver by the end of 2020. Some investors are banking on the neighborhood’s long-term potential.
