The Chicago city housing market cooled in the first quarter of the year, with the city performing much like the suburbs. Of the city’s 77 neighborhoods, sales were down in more than half of them during the first few months of 2019. Local agents have seen homes in some neighborhoods take longer to sell than they did during the same time period a year ago.

Analysts look at three key measures in determining a local market’s vitality. This includes the number of homes sold, the average time homes sit on the market and the median sale price.

That 42-unit building will bring condos to an area that’s been much more focused on rentals lately. The new glass and gray brick building plans for the option of a two- or three-bedroom floor plan with designs ranging from 1,200 to 2,000 square feet of living space.

Plans call for a more affordable entry price, delivered with more limited amenities than other buildings in the area. The West Loop location, however, is expected to be an enticing extra, with the nearby park and dog park.

Belgravia GroupHubbard Street Dance has sold its headquarters in the West Loop to developers that are planning to erect a 72 unit condominium complex on the site.

Belgravia Group and JRG Capital Partners have acquired the property at 1147 W. Jackson Blvd. The duo plan to start marketing the new condo project in February and aim to break ground later this fall. 
Over the past decade, the firm has built five projects in the West Loop under its CA brand, which feature spacious 3-bedroom, 3-bathroom units. Belgravia and JRG anticipate the condos, which will average around 2,150 sq. ft. to be priced around the mid $800,000's according to a recent press release.

The McDonald’s-effect continues to have a huge impact on the West Loop’s west side as 2 more buildings recently sold for well over what was paid for each just a few years ago.

According to a new report from Crain’s, a New York-based investor just unloaded 1100-08 and 1114. W. Randolph to Chicago-based L3 Capital for $12 million, netting quite a profit in the process. As mentioned in the report, Gilman Management paid just $3.7 million for the buildings back in 2013 and 2014.
